Your Airbnb account, your listing, your payouts. We're added as a co-host through Airbnb's native platform — you remain the host of record at all times.
Airbnb splits the payment
No invoices. No chasing fees. Airbnb pays you and Barrett Advisories separately through the platform's built-in co-host payout feature.
We handle the operations
Guest messages, pricing updates, cleaner scheduling, vendor coordination, listing optimization, and review management — all of it.

PRICING
Simple. Performance-based. No flat fees.
Co-host compensation is a percentage of gross nightly revenue — excluding cleaning fees and taxes. Airbnb handles the payout split directly through the platform. No invoicing required.

Barrett Advisories does not collect rent, does not hold guest funds, and does not operate as the host of record. All guest payments flow through Airbnb directly. No Arizona real estate broker license is required for these activities under A.R.S. § 32-2121(A)(15).
Also managing on VRBO or direct booking?
Barrett Advisories also provides operational services for VRBO listings and direct booking websites — calendar management, guest communications, pricing strategy, cleaner coordination, and platform maintenance. Owner receives all payments directly; Barrett Advisories invoices monthly after revenue is received.
